In the world of vacation rentals, the early bird gets a lot more than the worm—he gets a great shot at a full rental calendar and more bookings at full-price rates.
The Vantage team is committed to helping you rent your property as frequently as possible, and after 12 years in the business, we know that listing early can make all the difference between how many peak season bookings you get. Our statistics show that listing early can not only help you get additional bookings and increased revenue throughout the year, but also is essential if you want to capture the valuable early bird guests who are ready to book for summer 2020 as soon as fall sets in.
Ocean City, MD, is one of America’s favorite summer destinations and many OC regulars check the box on their summer vacation planning as soon as possible, knowing that they’ll have a much wider choice of rentals if they look and book early. And for those new to OC, the peace of mind that they can book their dream accommodations for their first trip there will also push them to plan ahead.
Why listing early makes a difference
We’ve told you that booking early can make a huge difference to your yearly revenue, but how early is early?
Listing by October 31, before the holidays roll around, will greatly help put your rental property ahead of the competition.
We recommend prior to November because the lead up to Thanksgiving, the day itself and then December holidays are peak times to get together with family and friends. One subject that’s sure to come up during such gatherings is when can everyone get together again. The answer? During a fantastic summer trip.
Instead of the dozens of back and forth emails that it takes to plan a group trip when everyone disperses, many families and friend groups will choose and book properties when they’re together during the holidays. So be sure that your listing is up and that you have your rates and calendar finalized before these planning conversations take place in November and December. Every additional week your property is on the market can make an impact.
The numbers don’t lie
In recent years, those who relisted their property prior to October 31 earned an average of 9.6 more nights than those who relisted prior to December 31, and 16.22 more nights than those who waited until after January 1. This included not just summer bookings, but a noticeable increase in offseason bookings too. For those who relisted prior to October 31, they had an average of 31.2% more off-season bookings than those who relisted before December 31, and 35% more than those who waited until after January 1.
That’s a whole lot of worms for those who list early!
Early bird bookings: a trend that’s here to stay
At Vantage Ocean City, we already have multiple units with six full weeks booked, and this is a trend happening not just in spots along the Boardwalk, but all over.
It’s a trend for a reason. Listing early means you’ll benefit from:
- More marketing exposure. An earlier marketing launch gets the property in front of more guests and gives you a big jump on the competition. It also allows the property to perform well in OTA algorithms and participate in more valuable Vantage campaigns and promotions.
- Advanced reservations from early bookers. These reservations come particularly from guests who booked with Vantage in 2019 and are anxious to finalize their 2020 vacation plans. We’ve learned that it’s best to capture guests’ attention while the vacation memories are still fresh in their minds.
- More bookings at your full-price rate. As a property owner, you know that early rentals mean better rates. If you list early, your chance at full-price bookings is much higher, and you can avoid discounted rental rates once the season arrives and guests begin negotiating prices.
- More off-season reservations. Listing early means you’ll be maximizing the home’s earning potential with more peak season reservations and more offseason reservations too. Here at Vantage, we’ve seen a trend of offseason guests booking last-minute getaways, thanks to the great offseason events that Ocean City, MD, hosts, even through the winter.
